What is the single seasonal rental registration?

The single registry of seasonal rentals is a new regulation that will come into force in July 2025. Its main objective is to regulate seasonal and short-term rentals, improving transparency and advocating legality and control of a sector in need of it. It is not applicable to long term rentals. This regulation places Spain as the pioneer country in Europe in having a law regulating the sector.

How is it done?

Through a new accessible and centralized platform, the Digital One-Stop Shop for Leases, the aim is to facilitate the process for both landlords and authorities. One of the objectives pursued is to avoid the fraud of undeclared “B” contracts.

What is the procedure?

  1. Access the digital registration system: The first thing to do is to obtain your registration number in order to access the enabled platform (the College of Registrars in Ventanilla Única Digital).
  2. Complete a form with detailed information about the property.
  3. Submit the required documentation: In addition to having indicated on the form, you must submit all the necessary documentation that proves the veracity of your answers on the form. The minimum documentation required would be the title deed of the property you wish to rent, the energy certificate and, if necessary, the vacation rental license.

What if I do not comply with these obligations?

As we have said, all landlords are legally obliged to comply with these formalities, as well as to comply with specific tax requirements: declaring the income obtained from rentals and paying the corresponding taxes. In addition to higher or lower fines, it may happen that they are penalized with operating restrictions that affect and limit the ability of owners to rent their accommodations, something that may damage their reputation in the market.
